Step 1

To buy land from individuals, contact a real estate agency or look at the ads in the media and on billboards in your city or area.

Step 2

After you have found a suitable purchase option, read the documents available to the seller, and also inspect the site itself. The seller must have a title deed. If this document indicates that there are several owners, check the notarial sales permits, which must be issued by all land owners. Also, the seller must prepare other documents provided for by Federal Law 122. These documents include an extract from the cadastral passport and a copy of the cadastral plan.

Step 3

Conclude a notarized or written purchase and sale agreement, draw up an act of acceptance and transfer. Submit your application and all documents to the FUGRTS. In one month you will receive a title deed.

Step 4

To buy land from the state, apply to your local municipality. You will be put on a queue, as land plots are provided on a first come, first served basis If there is no queue in your region, then you will be provided with a land plot for ownership for running a personal subsidiary farm or for individual housing construction. According to the Land Code of the Russian Federation, all land plots must be provided for a fee.

Step 5

The administration will issue you a decree on the transfer of land to ownership with a specified value. You are obliged to demarcate the site, put it on the cadastral register. Get an extract from the cadastral passport and a copy of the cadastral plan, pay the amount of the cost of the site. Submit your application and documents to the FUGRTS. After 30 days, you will receive a certificate of ownership.

Step 6

To obtain a plot through an auction, contact your local municipality with an application. You will be notified of the start of trading. If during the auction you managed to get a plot, then for the entire construction period you will receive a lease agreement. After the completion of construction, you will be able to obtain ownership of the land by purchasing it for 2.5% of the cadastral value, that is, practically paying a purely symbolic price.
