Selling an apartment is a process that most people (not counting, of course, real estate professionals) encounter quite rarely. Therefore, the majority of homeowners "for marriage" have to get acquainted with all the intricacies of the successful sale of real estate literally "from scratch". And the first step is to write an ad that should interest a potential buyer.

Step 1

The first thing that should be indicated in the ad is the main parameters of the property for sale. This is the location of the apartment, the number of rooms, the floor (indicated in combination with the total number of storeys of the building, for example 6/9 - the sixth floor of a nine-story building), the type of apartment (for example, "Khrushchev", a panel house with an improved layout, a monolithic building, "stalinka" and etc.).

Step 2

Next, tell us about the layout of the apartment. It is worth indicating the total footage and area of the rooms (mentioning also whether they are separate or adjacent), do not forget about the size of the kitchen. The metric data is usually formatted like this: total area / living / kitchen area. It is better to indicate the area of the rooms separately, combining adjacent brackets. For example, for an adjoining-isolated three-room apartment with a total area of 53 square meters, with a six-meter kitchen, an isolated room of 8 "squares" and two adjoining rooms of 18 and 12 meters, the data in the ad will look like this: 53 / (18 + 12) +8 / 6. Mention also the presence of balconies and loggias, telephone, bathroom layout (adjacent or separate).

Having listed all the objective characteristics of the apartment, you can proceed to its features. Of course, if you want to interest the buyer, it makes sense first of all to point out the additional benefits. This may be the condition of the apartment (recently made repairs, replacement of pipes, installation of double-glazed windows, and so on); its location (proximity to the metro or transport interchanges); the presence of nearby schools, kindergartens, shops; availability of a parking space; green courtyard and so on.

Step 4

Mention factors that can make it easier or faster to register a deal. For example, if you just want to sell an apartment and do not plan to simultaneously purchase other real estate, indicate that this is a "direct" (in some regions - "net") sale. If you are planning a move and you already have an agreement with the owners of the apartment you will be buying, indicate that the options have been selected. A ready-made package of documents for an apartment and the absence of registered people in it can also speed up the sale process.

Step 5

Be sure to mark whether you are ready to sell your apartment for a mortgage - that is, put down the full cost of your home in the agreement and wait until the mortgage agreement is registered. Usually, apartments that have been owned for more than three years are sold on a mortgage - in such cases, the seller does not pay sales tax.

Step 6

Do not forget in the conclusion to indicate the price of your apartment and the relevance of the bargaining, as well as the method that will allow the potential buyer to contact you (phone number, email address).
